House Rewiring in Edinburgh by Qualified Electricians

Full & partial rewires for Edinburgh homes — NICEIC-certified, fixed-price, minimal disruption

Full & partial house rewiring for Edinburgh homes — is yours due?

Behind most walls and under the flooring, hidden electrical cables carry power to every room in your home. This system of cables doesn’t last forever and sometimes requires replacing or upgrading — that’s when a house rewire is needed. Most properties built before 2000 are running on wiring that’s approaching or past its recommended lifespan, and outdated cables can present a serious fire and shock risk that you’d never see until something goes wrong.

We recommend that all wiring systems more than 15 years old are checked on a regular basis by a trained professional. An inspection will identify any potential problems that might need repairing, as well as confirming whether a full or partial rewire is required. It’s usually recommended that rewiring is completed every 25 years — and if you’re planning any extensive refurbishment work, it’s cheaper and easier to have the rewire completed before work starts rather than when faults materialise later.

At CapitalVolt, our NICEIC-registered electricians carry out full and partial rewires across Edinburgh, the Lothians, Corstorphine, Cramond and Fife. We provide a fixed-price quote that won’t change unless you alter the specification, and we pride ourselves on delivering a first-class service every time.

Everything covered in your house rewire

A complete rewire means every cable, connection and accessory is brought up to current standards — here’s what’s involved.

  • New electrical cables throughoutAll old wiring is replaced with modern twin-and-earth cable rated to current BS 7671 standards.

  • Consumer unit upgradeYour fuse board is replaced with a new dual-RCD consumer unit with full circuit protection.

  • Replacement switches & socketsAll existing switches and sockets are replaced with new accessories to your specification.

  • Lighting upgrades & additionsExisting lighting is reconnected and we can add new points or upgrade to LED at the same time.

  • Full circuit testing & certificationEvery circuit is tested to BS 7671 and you receive an Electrical Installation Certificate on completion.

  • NICEIC certification & complianceAs NICEIC-registered contractors, we certify the installation and handle all compliance paperwork on your behalf.

  • First-fix & second-fix phasesWe work around your renovation schedule — cabling first, then final connections once plastering is complete.

  • Partial rewire option availableIf only part of your installation needs replacing, we’ll give you an honest opinion and only rewire what’s necessary.

Pricing note

The cost to rewire a property depends on its size, the number of circuits and the specification you choose. We use a quick and efficient pricing strategy so we can give you a competitive fixed-price quote — what we quote is what you pay, and it won’t change unless you alter the spec.

How your house rewire works

A rewire is one of the bigger domestic electrical jobs — here’s exactly what to expect at each stage.

1

Survey & fixed-price quote

We visit the property to assess the existing wiring, count circuits, check the incoming supply and discuss your requirements. You’ll receive a detailed fixed-price quote with no obligation to proceed. If only a partial rewire is needed, we’ll tell you.

2

First fix — new cables throughout

We run all new cables through the property, routing them through walls, floors and ceilings. If you’re renovating at the same time, we coordinate with your other trades so the first fix is completed before plastering begins.

3

Second fix — connections, testing & certification

Once plastering and decoration are complete, we return to fit all sockets, switches, light fittings and the new consumer unit. Every circuit is fully tested to BS 7671 and you receive your Electrical Installation Certificate on the day.

Frequently asked questions about house rewiring

Everything you need to know before booking a rewire in Edinburgh.

Common signs include: wiring that’s more than 25 years old, old-style round-pin sockets or fabric-covered cables, a fuse board with rewirable ceramic fuses, lights that flicker without explanation, sockets that feel warm to the touch, or a failed EICR report. If you’re unsure, we can carry out an inspection and give you an honest assessment of whether a full or partial rewire is needed.

A typical 3-bedroom house takes around 5–7 working days for the first fix (cabling) and 1–2 days for the second fix (final connections). The exact duration depends on the size of the property, accessibility and whether you’re renovating at the same time. We’ll give you a clear timeline at the quote stage so you can plan around it.

In most cases, yes — though it does involve some disruption. There will be periods without power in certain areas, and floorboards and sections of plaster may need to be lifted. Many clients find it easiest to combine a rewire with other renovation work. We’ll always discuss the practical impact with you before work starts so you can decide what works best.

A full rewire replaces every cable, accessory and the consumer unit throughout the entire property. A partial rewire addresses only the sections that need it — for example, replacing old wiring in an extension while leaving newer circuits untouched. We’ll always recommend the most cost-effective option based on the condition of your existing installation.

Yes — a house rewire must be carried out in accordance with BS 7671 (the IET Wiring Regulations) and certified on completion. As an NICEIC-registered contractor, CapitalVolt handles all certification on your behalf at no extra cost. You’ll receive a full Electrical Installation Certificate on completion, which is your legal proof of a compliant installation.
